1.  What is Location Advantage for The Great Adventure Mall Noida?
The Great Adventure Mall is located in the biggest IT Park in Northern India which will be hub of IT giants like NIIT, Wipro, Infosys, World Trade Centre and many other big MNC’s in near future. NIIT is already operational with 3000 employee strength while Regus and News 30 are already operational in AMR’s Office tower itself. Also adventure mall is at walking distance from Yamuna expressway which is providing fastest connectivity between Delhi NCR and western UP like Agra, Jhansi. Also Knowledge Park 3 which is hardly 2 minutes distance from Great Adventure Mall is considered largest institutional zone of North India which is having more than 40 institutes and more than 75000 students.

2) What are the Future aspects of the project?
The Great Adventure Mall is located in biggest IT park of Northern India and on Yamuna Express way. Also it has more than 1.4 million square feet of Office space to cater corporate demand and more than 8 lakh square feet of Retail space of Great Adventure Mall. Ans –The prices are very realistic as per the prevalent market prices. Infact less if offered for certain spaces.

6) Are there any cases of accident of adventure sports related death going on for this site?
Ans – Accident took place during carnival in 2011 where more than 5000 guests arrived on site to attend 3 day of adventure activity. For which DM enquiry has been conducted and found nothing against company, after which case has been closed. 

7) When project started and what is completion time for the project?
Ans – Land has been acquired in 2005, and project started in July 2008. Company has already delivered 1st Phase on project in 2013 and by 2017 company will complete the project. 

8) How Adventure sports will affect overall project?
 As it comprise more than 35 sports which are meant all age group is going to be operational within 3-6 months of time. Out of which almost 12 is operational. Once all adventure activity will be operational, there is expected that more than 6000 people will visit in week days and more than 10000 people will visit in weekends. So eventually all this sports and other activities will work as attraction to generate footfall in Mall.

9) How people will come all the way from Delhi and other areas to Mall?
Ans – As mentioned above it will be the biggest Adventure mall in next months, so it will attract more people from Delhi NCR. Also connectivity provided by Noida-Greater Noida expressway is excellent to reach at Great Adventure Mall from Delhi NCR region. 

10) What are the residential projects in surrounding?
Ans – There are more than 20 residential societies which are in radius of 5 sq km of project. Where more than 10000 families are living in these societies. You need to do little bit research on these projects.

11) When area will be fully developed?
Ans – It is expected than within span of 5 areas more than 50% projects will be completed by developers in this region and within 10 years almost 90% of projects will be developed by various builders in this region.

12) Is this project having any SEZ benefit?
Ans – Although area have been notified under SEZ scheme but company has not notified project under SEZ scheme as it is having lots of restriction in retail sale of Commercial and Retail space. So we don’t have any SEZ benefit as of now in this project.

13) What Lease Guarantee Company is providing and what are the Lease rates and for how many years Lease will take place? What are the brands that will come for Leasing?
Ans – Company is giving only 1st Leasing guarantee and any leasing taking place will be signed between Brand and investor directly. No amount will be guaranteed for Leasing as it will depend upon the market rate.

14) When construction will start for 2nd phase?
Ans - Construction for 2nd phase will start by Aug 2014 and will finish by Dec 2016 of office space.

15) Why to invest in Greater Noida and not in Gurgaon or other NCR region?
Ans – As Greater Noida is one of the best planned city in Delhi NCR, having most numbers of Green belts along side of roads. Minimum road width in any area is 20 meter and service/slip roads are compulsory to provide minimum congestions on main roads. Sectors have been categorized and divided as per nature of business and activities, like Institutional areas or residential areas or commercial areas kept separate to reduce disturbance in human habitat. Also well connected with Expressways like Noida-Greater Noida Express way and Yamuna Express way. Greater Noida is having good infrastructure which provides uninterrupted power supply and water supply. All sectors in Greater Noida are very well developed with sewage system. 

16) When 1st Phase will be operational and how many company’s or brands will be operational & in how many months?
Ans – 1st phase will be operational by July 2104 itself and brands like Café Coffee Day, Barishta, Sagar Ratna, Nazeer’s, Pizza Hut, Honey Bunny Top etc will be operational within next 3-4 months.

17) Is construction work on at site?
Ans – Construction work is on at site, as of now internal finishing taking place at various offices which are coming as tenant in offices. Also most of labor is working inside mall as well to complete interior of various shops.

18) How many Cars can be parked inside the project?
Ans – Approximate 2000 cars can be park in project.

19) Are there any problems of cheque bouncing or cheques not being given to customers?
Ans – Some customer may have faced problem is past due to technical reason but it has been resolved and return cheques are realized as per date. Many customers who got possession for 1st phase also complaining online for not getting assure return cheques but as per agreement company has agreed only to give assured return till possession only, so may be some of customers are having problem with that.

20) What are the Payment plans?
Ans – Company is having either Down payment plan or Flexi payment plan option only.

21) What is distance between existing Airport, Railway Station, Hospitals, Schools, Bus Terminals and Great Adventure Mall?
Ans – From Ariport(Rajiv Gandhi) – 45 minutes, Railway station(Delhi Railway station) – 40 minutes, Hospitals(Kailash Hopital) – 5 mins, Schools – 5 mins, Bus Terminals(Kashmeri Gate) – 45 minutes

22) Is Metro connectivity will be there in future?
Ans – Metro plan already approved till Bodaki via Pari Chwok and Knowledge Park -3. Metro will reach Greater Noida by 2017. From nearest metro station Great Adventure Mall will be 3 minute and approximately 5 km.

23) Are there any finance or bank funding have been granted to project through any financial institution?
Ans – Company has not taken any loan from any financial institution nor any finances raised through any unsecured loans.

24) Are all NOC’s and layouts approved by various competitive authority?
Ans – Company has received all NOC’s from various authority including Fire, Pollution, Environment, Water and Greater Noida authority.

25) Is registry executed in company name or are there any dues pending towards Authority or any departments?
Ans – Already lease deed has been executed in favour on company and all dues have been paid by the company.

26) How much inventory is sold out in project?
Ans – Almost 60% inventory have been sold of the project of which majorly sold of Office units.

27) Is there any Bank Guarantee on this project?
Ans – Company is not providing any Bank Guarantee against investment as it is against the notification of Reserve Bank of India issued in 2012 which restrict practice of giving bank guarantee by Devlopers.
